What do I need to know about Grandview Street Partners?

Marshall Durrett, a local residential builder and developer, is the president of Grandview Street Partners, Grandview Street Development and Grandview Street Construction. Grandview Street Partners, Ltd. is a Texas limited partnership, while Grandview Street Development and Grandview Street Construction, are both Texas limited liability companies. All were established with the purpose of developing Verdance.

What do I need to know about Barley & Pfeiffer Architects?

Barley & Pfeiffer Architects is recognized nationally for their pioneering use of environmentally responsive building design and construction techniques. This includes healthful low toxicity environments in medical facilities and private homes, energy-conserving design and construction, rainwater harvesting for residential and commercial use, and for the production of unique corporate images. Through the use of innovative ideas combined with real world practicality, Barley & Pfeiffer Architects has completed over 400 projects nationally since it's founding in 1987.

Barley & Pfeiffer Architects' projects have been featured nationally in Fine Homebuilding, the Dallas Morning News, Better Homes and Gardens, Texas Co-op Power Magazine, Texas Architect, the Austin American Statesman, the Austin Business Journal, and the new national publication Environmental Design and Construction. What do I need to know about the City of Austin Green Building Program?

Austin has a style all its own: part Texas individualism, part 60's idealism, a willingness to embrace hi-tech, yet a love of things simple and common sense. What does it mean to be part of a condominium community?

To fully understand what it means to be a part of Verdance Condominium Community, Inc. you should fully review the Condominium Information Statement, which is available from AvenueOne Properties at 901 West 9th Street, Suite 110 (Nokonah Building).

Why should I choose Verdance over a loft downtown?

Verdance is conveniently located within walking distance of the University of Texas, Seton Medical Center, Shoal Creek, and many popular shopping and dining destinations. Downtown Austin is only a short drive, bus ride, or bike ride down Lamar Boulevard.

Verdance is a mid-rise building that is longer than it is tall, allowing for a better physical connection with the surrounding neighborhood. Front entry porches along Grandview Street are standard on the two-story condo units, which was intended to promote a sense of community with other residents and neighbors. Two entry lobbies for the third floor condo units are also accessed from Grandview Street, further reinforcing Verdance's sense of community and convenience.

Owner access from the garage level is made simple at Verdance by allowing for immediate passage into two-story units from private and semi-private stairway entries. Private elevators are available exclusively on select two-story unit floorplans. Third floor condo units are accessed by owners from a shared elevator entry in the garage structure, which also accesses the street level lobby entries where the mailing center is currently planned.

Can I "mix and match" design elements from the interior packages?

To an extent, at this early stage of construction some interior design decisions can be made by contracted buyers of condo units. The interior packages are suggested finish-out groupings that Grandview Street Partners had Carolyn Albert-Kincl, ASID, a local interior designer, coordinate on our behalf with our preferred vendors. To allow for efficient construction scheduling and planning, buyer changes to design elements from the existing interior packages may result in an additional charge.

What is the sales process like for Verdance?

Agreements of Sale and Purchase are available through AvenueOne Properties, the exclusive listing agent for this property. This agreement is the only real estate contract that will be allowed for Verdance, and no changes will be allowed to this document unless approved by Grandview Street Partners. Verdance is an approved FHLMC condominium project by Wells Fargo Home Mortgage. Paula Lowe is the private mortgage banker responsible for our project approval and she would be happy to assist you with your individual mortgage lending needs at Verdance.

When will my home at Verdance be available for move–in?

Construction on Verdance is expected to begin in May of 2007. Completion is projected to occur within 12 to 14 months from construction commencement. Interior finish-outs are scheduled to occur in the order condo units are purchased. A walk-through will be scheduled with contracted buyers upon completion of their condo units and closings will occur soon thereafter at Gracy Title. Owners may take occupancy of their condo units upon closing and funding.

How much parking is available at Verdance for owners and guests?

Condo unit owners will all be provided with two dedicated spaces in the concrete parking structure underneath the building, which will be accessed from 32nd Street via a security-enabled automatic entry door. Guest parking will be restricted to Grandview Street.

What type of warranty will be provided by Grandview Street Partners for my home at Verdance?

Grandview Street Partners will provide condo unit owners with a one-year limited warranty as is provided by the Condominium Information Statement for Verdance.
